Buying real estate for daily rent in Lagos

Lagos is a resort town in the Algarve region in southern Portugal known for its combination of old buildings, rocky Atlantic coastline, and spacious beaches. Local real estate is not overvalued (unlike, for example, housing in Lisbon). That makes it an attractive rental property.

However, due to restrictions imposed by the central government, not all housing is well-suited for this. An exception is made for cottages. But there may be other benefits in the future. Consider attractive housing in Lagos for short-term rental.

Is it worth buying real estate in Lagos to rent out, and what kind of property is suitable for this?

Wealthy foreigners are buying properties in Portugal to diversify their assets. Another goal is to earn money, for example, through capital gains. Property prices in Portugal have grown by 87% over the past five years and continue to increase. That promises good capital gains for buyers of liquid housing.

Real estate investments with rentals in mind are also lucrative. However, things are not that simple, especially if the goal is getting a quick return on investments by offering daily rent. In the fall of 2023, official Lisbon excluded all apartments from the list of objects that can be rented daily. Officials have stopped issuing rental licenses to apartment owners.

Illegal renting is still happening. But we don’t recommend that. We should bear in mind the administrative penalties. Management companies will also not work with illegal immigrants.

For now, you can obtain a license for short-term rental to tourists for detached cottages (villas, estates, etc.). However, according to unofficial data, each municipality in the future will make independent decisions on issuing a license to a particular facility. For example, apartments inside tourist condominiums are more likely to receive rental permission than apartments in residential areas. Still, these are just assumptions for the moment.
